The Project

Major alterations and extensions to an existing detached dormer bungalow including a fresh new appearance.

The Challenge

318 existing front - 2The clients acquired the bungalow having seen great potential for altering and expanding upon its existing limited accommodation, the property being situated on a desirable road and having spacious plot with South facing rear aspect.

The existing accommodation comprised an ample sized living room, small separate dining room, small kitchen, utility, compact study and the master bedroom with En suite bathroom on the ground floor, with two small bedrooms and a further bathroom on the first floor along with under-utilised attic space. There was also an attached double garage to the side with no internal access from the property.

318 interior kitchen - 22The brief was to utilise the whole of the ground floor for the garage kitchen and reception rooms incorporating a separate combined lounge / cinema room and a large work space / studio, with two bedroom suites plus a further two bedrooms sharing one bathroom on the first floor. In addition the exterior of the property was to be given a new Edwardian style appearance.

The Solution

A scheme was produced to alter and extend the ground floor accommodation with the old utility, kitchen and dining room knocked through to create a large kitchen / dining room complete with contemporary log burning fire. The old bedroom suite and small study were rearranged to form the new lounge / cinema room and a larger study with curved glazed wall to the hall. A studio was added to the rear of the existing garage with access to both the living room and garage.

318 interior bed 1 - 08At first floor level new space was created above the garage and studio to house a spacious master suite, the existing roof to the front wing was taken down and re built to a higher level and incorporating an over-sailing gable to house the second suite. The existing rooms and loft space were altered to provide a new landing and re worked third and fourth bedroom and bathroom.

The wings containing the two bedroom suites were constructed so as to utilise the full roof void to provide both light and airy spaces, with a Juliet balcony and additional glazing to the rear facing master suite providing views over the garden.

318 interior bed 2 - 18Externally the new and existing roofs were clad in clay plain tiles incorporating decorative tile hanging details to the gables. The boxy 1960’s dormer windows were swapped for smaller and more characterful gable ended units with roof-lights added to provide further light where required. The walls were re-rendered to match and provide consistency with the new and old parts of the building, also incorporating tile creasing detailing, and to complete the look new timber framed white painted windows and external doors were fitted throughout.

The works incorporated a full re-plumb and re-wire with data and audio network, new plastering, flooring, joinery, doors and ironmongery to provide ‘new home’ feel and functionality.
